Leasing obligations in respect of the premises:
To approach and use all reasonable endeavors to procure prospective tenants for the premises and to use its reasonable endeavors to secure and maintain tenants, including without limitation such as reasonable advertising of the premises as in the managing agent’s opinion, that is desirable and appropriate provided that such advertising and marketing of the premises is carried out by the managing agent in the normal course of their promotional activities in relation to the premises and other properties advertised by the managing agent. To use its best efforts to negotiate the terms of the tenancy contract on behalf of the landlord.
To manage the property in accordance with the principles of good estate management, and advise the landlord on maintenance and repair works required for the property in accordance with the principles of good estate management.
To render to the landlord’s statements of receipts, collections, expenses, fees and disbursements, and to remit it to The landlord
within fifteen (15) days from the date that the rents and all such other sums due under the tenancy contract are received by the property.
Act in a competent and efficient manner in the best interests of the landlord as to give the landlord the full and complete benefit of the managing agent’s experience and expertise in relation to the services and shall give such general advice and
assistance to the landlord in connection with the subject matter of the services as may be within the field of the managing agent’s experience and expertise.
